Block Rehab: Acquisition - One of our primary goals is to eradicate substandard housing (be it owned or rental) by reclaiming slum, blighted, abandoned and vacant properties. Our property control will be achieved through donation and/or purchase and will then transform them into community assets throughout the targeted jurisdictions. The construction of our signature product is a three-bedroom, two-bathroom total electric, single-family home that has been reclaimed from a distressed neighborhood and substantially renovated. In effect, the Fund’s renovated house is a "new" house, with all systems replaced and/or updated, and interior spaces reconfigured to better serve the needs of today's individuals and families. Because some reclaimed properties either already are or may be better suited for multi-family products, we will also renovate and/or build town-home styled housing units. IBL envisions turning abandoned housing projects into viable multi-family townhomes that can eventually be owned by individuals and families. In either case, IBL homes are well-designed, modernized and energy-efficient. The design and flow of the houses are done from a perspective of functionality.
As aesthetically pleasing as the houses may be, the value of what the resident receives is not always visible. Because most severely distressed properties can typically be acquired much more cheaply, the necessary renovations also tend to be more extensive to include: new roofs, new floors, new windows, new plumbing, and new electrical throughout. IBL’s product seeks to provide a homeowner/tenant with a home that should not experience a "major" maintenance problem within the first five years of occupancy.
